Our Residential Development team plays a key role in shaping communities across Scotland, with a particular focus on the South while also supporting our northern offices in Inverness and Fort William.
The team work closely with developers and landowners to deliver high-quality, sustainable developments where people want to live, work, and play. We are involved in several major projects, including the Stanley village expansion for Zurich Assurance Ltd and a range of strategic sites across the Central Belt.
In this role, you’ll be responsible for identifying residential development land opportunities through research and market insight, marketing development sites, and supporting the sale of larger schemes, whilst advising clients on co-operation and option agreements, conditional contracts, and planning matters in collaboration with our Planning Division.

What you’ll be doing:
- Carrying out research to develop lines of enquiry and identify residential development land opportunities
- Undertaking the marketing of development sites whilst assisting the marketing and sale of larger sites
- Providing landowners/clients with advice on co-operation agreements, option agreements, conditional contracts and general planning advice (in conjunction with Bidwells Planning Division)
- Creating and maintaining a database of residential development opportunities, together with a database of comparable sales transactions
- Preparing and delivering presentations to both landowners and developers, promoting Bidwells' services with the aim of winning planning and development work for the Firm
- Establishing and developing positive professional relationships with existing and new clients, particularly landowners and developers and other intermediaries
- Identifying and promoting opportunities for other Bidwells services associated with land development and in particular securing planning or agency instructions together with work for other departments
- Seeking to maintain an up-to-date knowledge of all legislation affecting the technical aspects of residential development and share knowledge and information where appropriate
About You:
Essential
- MRICS or RTPI qualified
- Experience of working for house builders and or Land Owners
- Project appraisal skills and use of Argus Developer of similar systems
- Strong knowledge of the house building process
- Proven track record in the discipline and ability to win and retain business/ clients
- Proven track record as a new business generator with strong networking and negotiation skills
- Strong business management acumen in particular relating to fee income and profit
- Demonstrable management skills with experience of leadership and line management as well as a proven team player
- Strong relationship management skills – good interpersonal skills to manage and communicate with a wide variety of clients
- Ability to manage resources and prioritise projects on a day-to-day basis
Desirable
- Good working knowledge of the Scottish Planning system
- Experience of managing transactions and clear understanding of the legal and conveyancing process
- Project delivery experience from inception to conclusion including the instruction specialist consultants
- Management and supervision of a team
- Experience of other types of development
- Valuation experience
